Privately held real estate investment firm with a focus on acquiring, developing, and managing Industrial Outdoor Storage throughout the US seeks to hire a Controller to support its growing investment platform in the Atlanta corporate office. As the first "accounting" hire for this young and growing company the successful candidate will possess an entrepreneurial mindset with ability to come in and take over the reins of the accounting functions. As the first "accounting" hire you must be adaptable and flexible to handle whatever is thrown your way, from setup to the day-to-day functions. For the efficient and well organized this position offers an excellent work/life balance.

The successful candidate will implement a new accounting department and be responsible for the compilation, analysis, and reporting of performance investment data for the firm's real estate assets and managing corporate accounting operations. This senior level management role reports directly to the founder of the company requiring excellent interpersonal and communication skills. Candidate must demonstrate strong initiative, be able to perform well under pressure and capable of managing multiple and diverse assignments. You will also be responsible for managing and growing the accounting department. Company currently uses QuickBooks but will be transitioning to Yardi.

The accounting department is responsible for corporate accounting operations to include accounts payable, accounts receivable, bank reconciliations and all accounting related activities for the real estate fund, development projects and joint ventures. Duties include but not limited to bank account management, providing investors with annual and quarterly financial reports, acquisition and other fee calculations, investor capital notices, fund, investor, and investment return calculations as well as various other investor reports requested.

RESPONSIBILITIES...

• Maintain documented system of accounting policies and procedures; implements a system of controls over accounting transactions to minimize risk.
• Recommend benchmarks that will be used to measure the company's performance.
• Produce the annual budget and forecasts; report significant budget differences/variances to management.
• Provide financial analysis, with emphasis on capital investments, pricing decisions, and contract negotiations.
• Work with external auditors and provide needed information for the annual audit.
• Work with external CPA firms to ensure federal and state income compliance.
• Ensure compliance with local, state, and federal government requirements.
• Executive management reports & analysis.
• Submit monthly, quarterly and annual financials to investors/lenders.
• Manage the company's cash and cash management systems.
• Knowledge of CAM reconciliations.
• Oversee 3rd party property management company accounting for properties.
• Pro Forma and budgeted financials.
• Ad hoc investors specific reports and analysis.
• Management fee and acquisition fee calculations and letters.
• Funding and investment contribution/distribution notices.
• Investment/consulting reporting.
• Ensure process and procedures are adequate to meet quality standards and are consistently applied and regularly reviewed within department.
• Responsible for direction and training of accounting team.
• Review and approve all transactions (money movement) in accordance with established guidelines.
• Assess operational effectiveness and make suggestions to streamline functions.
• Performs other related duties as necessary or assigned.

QUALIFICATIONS...

• Bachelor’s degree in accounting or related field required
• MBA, CPA preferred but not required
• 5-10 years previous related experience in real estate development/management/brokerage, corporate/investment banking, accounting or private equity
• Good working knowledge of Excel, QuickBooks, Yardi GL and Job Cost
• Financial reporting experience required
• Entrepreneurial mindset, strong work ethic, self motivated, proactive with a meticulous attention to detail and superior analytical acumen
• Efficient with very strong organizational skills and a proven track record of multi-tasking across projects
• Ability to prioritize and work well under pressure to meet established deadlines
• Exceptional written and oral presentation and communication skills
• Seeks challenges and self-development; demonstrates high levels of expertise and shows commitment, self-confidence and integrity.

Company offers a competitive salary + equity + 10-15% bonus + benefits. Midtown office with normal business hours of M-F, 9am-5pm, but company will offer flexibility in this hybrid role.
